Arrived explained the issue and got us up and running!
Found ducts in bad shape grey flex under house. Off of plenum 9 supplies 2 returns.Need to replace with r8 silver flex ducts, need a permit and title 24 testing. Leaving exsisting floor registers, will be sealing registers as part of service.Client will be signing up on the maintenance plan for 2 systemsJob is scheduled for Wednesday 8-11 arrival. Client to pay whole amount on Wednesday 3813$.
Will install 5 total zones and multi zone Mitsubishi condenser tower. All line sets and condensation lines and electrical included. Each line set will be charged according to manufacture requirements per ft . Each Zone will include individual controls. All heads include wall mounts and all materials needed. Final sizing of heads will be determined on final job walk with installation manager.
Customer had a toilet roll holder flushed down the toilet, augered the toilet and cleared the toilet of the blockage. Flushed the toilet multiple times and the toilet flushed perfectly.
Performed annual furnace maintenance. Of a rooftop package unit, with ducts in attic. Silver flex ducts ok shape, system doesnâ€™t have dampers so some rooms have more airflow than others. Gave unit on roof a bath pretty dirty especially coils, filter was dirty, washed filter. Variable speed motor new ok. Cleaned burners and flame sensor, spark ignitor. Checked indoor evap coil ok. Units condensate line ok. Checked electrical connections tight. No burnt wires or spots on control board.System doesnâ€™t have a surge protectorAlso have you thought about a back up standby generator. With all of these power outages.

Installation of new supply ductwork for addition of home this installation of ductwork will supply the proper air movement that will be needed but due to current systems tonnage thereâ€™s not enough airflow to supply all the ductwork as designed customer will need to enlarge equipment for unit to cool or heat house appropriately. This work is being done per customers request not the recommended way.jod will consist of relocating some supply ductwork to different sides of supply Plenum, installing 16â€ duct that will be ran to the addition of home at that point it will split off to the different areas that are needed to be heated or cooled with proper size ductwork. All new ductwork will be R8 insulated duct. portions of ductwork that will be hanging in garage ceiling will have to be K/D pipe (hard metal pipe) resistant to fire per code requirements. all new ductwork will be sealed with mastic and attached with mechanical fasteners (nylon ties) or screws.Ran one additional d
Performed annual heating maintenance granite bay. 29 yr split dedicated horizontal furnace attic. Went into hatch for down stairs unit, attic scattered with roofing debris. See pictures, used leaf blower to clear path so I could work. Multiple of the orginal grey duct work is starting to fall apart see pictures, outer barrier of duct work is ripping. Other portions of duct work have been replaced. Ran furnace, furnace operational at this time shows signs of thermal stress and rust. Some parts have been changed. Has newer hot surface ignitor.Upstairs unit, tight attic hatch in closet. newer with black ductsDue to age of systems and how inefficient they are recommend replacement.
Customer has a stubby toilet with bidet that is running and doesnâ€™t flush well, customer is deciding what toilet to have installed. Provided estimate for Toto Neorest and second estimate is a rounded guess and is not exact until we know what toilet she gets. We do not do Sheetrock repairs or electrical but we have contractors to add on such work. Emailed estimates and customer would like to be off of our mailing list, will let dispatch know this.

Two story structure lower portion is going to be slab thereâ€™s going to be a toliet and sink need to get rough plumbing in ground for concrete to be poured also need to get a 3 inch feed for second story in the ground as well customer is going to excavate job we will just run the pipe 125 feet to the main. Second story bathroom toilet and sink only will run waste pipe through ceiling and tie in to the lower portion stubbed up in slab. Second story drop will require a 3inch tee in wall for clean out exit point for lower bath two way clean out in ground and clean out exterior wall fo sink. Install navien 240A in the garage where existing water heater is. Water lines will run through the ceiling feed from under existing house wall will be opened materials to be used aqua pex piping and fittings customer has permit on job
Garnet bay. Install new toilet fill valve and flush valve in kohler toilet. Tested and found no leaks. #no Recommend club membership, also recommend to replace the toilet seat and potentially replace the toilet due to age

Install customer supplied insta hot with spout, tested found no leaks. Homeowner approved work
Performed ac diagnostic granite bay. To figure out what going on with none functioning system. Previous companyâ€™s tech left system torn apart. Will need to replace some parts and then try system. We need new squirrel cage, new motor, new motor bracket. Then need to re attach everything since itâ€™s disassembled... and itâ€™s a down flow. Flue needs to be reattached. Unit then needs to be re wired up. Once all that is done we can fully test to see if anything else is going on. Wonâ€™t know until then, could be something else going on as well.Recommend looking at replacement options due to age and shape of equipment. And that Parts will have to be shipped in, takes time.
Performed ac commercial tune up on York package unit roof. Changed filters 20-30-2 and 14-30-2. Checked all electrical components ok at this time no burnt wires. Refrigerant charge ok. Checked blower belt ok.Resigned back on the commercial maintenance pro plan.
Completed plumbing maintenance water heater is 19yr old premier plus 40 gallon gas located in the garage. Toilet in the master bath needs to be reset and sealed. Hall bath tub is draining slow. We are returning on 9/6 to clear the line and install a drain cover
Performed ac diagnostic, found unit leaking air in attic. Also adjusted register for more airflow in master bathroom.The supply and return plenum or distribution box for the master bedroom unit has lost its seal to the coil. Would need to remove existing sealant, re tape and then seal over side of plenum resealing the plenum. Seal small air gaps / holes at plenum, coil, anywhere we feel air escapingTested system air not escaping at this time tested ac in low and high stage. System running well at this time
Performed ac tune up Granite Bay. 15 yr gas package unit ground. Need to watch tree growing next to unit and itâ€™s limbs growing over fan. Also need to watch turf on top of unit next to exhaust vent. Washed and cleaned unit. Washed condenser coil as part of tune up. Found evaporator coil dirty recommend coil clean. Also went thru electrical all tight and ok at this time. Found both capacitors low. Dual capacitor email@example.com, and single capacitor 12.5@10. Recommend replacement of those parts since they are out of range. Also recommend replacing them before they fail. Client is running system without filter. Recommend washable filter. Thatâ€™s why the indoor coil is so dirty. Refrigerant pressures ok. Wonâ€™t know more until I clean coil.Performed coil clean on indoor evaporator coil. Client has washable filter.
Performed sewer main line camera inspection to determine condition of pipe from home to city connection. Ran camera from 4 inch clean out on left side of home behind gate. Ran cable full length of 100 ft. Line is approximately 130 feet in total length. Could not camera entire length of pipe as there was no access to sewer at the 100 foot mark. Clean out should be installed at 100 foot mark per code to service sewer line. Found slight sag or belly in line at the 48 foot mark to 64 foot mark, location is marked in yard and on neighbors driveway. Gave customer quote for repair of main sewer line.
Remove old cartridge delta monitor and install new customer supplied plus re install trim and handle. Install customer supply touch kitchen faucet. Replaced filter master toilet, clear 2 lavatory drain in the hall bathroom and clear dishwasher drain line +2 club memberships one for each heating and air unit
Delta series 17 monitor cartridge be replaced in the the hall bath.(special order) also recommend replace water heater due to age. Clear out three drains including garbage disposal and 2 lavatory sinks also install customer supply kitchen faucet .
Water supply for pool gate valve has failed. #no will have to cut section of 3/4 pvc pipe and replace. Water presure is really high and thereâ€™s no prv installed size of main is 1 inch material copper.
Met with Mr. Cheung at his house in Granite Bay to perform plumbing inspection on a residential home. Home has two laundry rooms, 4 guest bathrooms and 1 master bathroom. Checked all fixtures for leaks and operation, everything is in good working condition. Checked all drain lines for leaks and clogs, no issues at this time. Water pressure into home was checked at hose bib next to garage, water pressure is at 58 psi(normal). Home has two 75 gallon gas water heaters with manufacturer date of 6/3/2005. Checked water temperature at kitchen sink, water temperature is at 115 degrees. All aspects of plumbing good at this time.

Washed 4 x condensers, hosing down coils and wiping down units. These are Rheem split systems 14-15 yrs old. And a wine fridge chiller. On the one unit has hard start kit.
