Performed annual heating maintenance Lincoln ca. 14 yr split carrier system attic. Black flex ducts sealed. Filter should be changed more often. Tested system operational, found blower capacitor 7.5@6 low, below manufactures recommended. Checked electrical ok. Hot surface ignitor 47ohms. System in ok shape at this time. Keep eye on blower cap, and filter.

Customer has purchased new lavy faucet to be installed in huest hall bathroom to replace old leaking faucet. Will also install new tub spout that customer has also purchased in same bathroom. Also installed new lavy faucet in master bath, tested fixtures for operation and leaks, everything is good at this time.
Performed heating tune up Lincoln, 15 yr split carrier system attic. Performed visual inspection of furnace and found inducer making more noise than normal. See video for sound. Opened furnace and found unit dusty cleaned burners and flame sensor, hot surface ignitor ok 58 ohms. Tested electrical connections tight no burnt wires, control board no burn marks . Blower starting to get dusty keep an eye on it. Tested blower capacitor, firstname.lastname@example.org out of range. Tested system safety features working at this time. Duct system is black flex ducts in attic, area of concern master bedroom has a 10â€ duct off the plenum that wyes to a 10-10-6. Would want to increase velocity with enlargeing duct from plenum and switching wye. Temp rises for you unit should be between 30-60 degrees so if we have 70, 99-104....Emailed quotes to client.

Customer is still having to wait forever to get hot water to there shower, checked the pump and its in running at all times position. Checked the bypass valve and noticed I ran the water lines crossed, re-installed the bypass valve. Tested for leaks with no issues, Let the pum run for 10 minutes and tested the shower and its now working as intended.
We will remove old equipment per EPA regulations and install a Trane 3Ton 14 SEER R410a condenser and Coil matched with a 80% Trane single stage gas furnace. Modify Return duct and platform to allow the return to go under into a return cabinet to underside of furnace to allow maximum airflow. Also needed is to relocate inside return to new location in hallway and increase its size to a 25*20 grill and can. Will need KD 18â€ Return duct to go from attic into garage due to the firewall code. All new electrical disconnect and whip. New condenser pad. Line set flush with nitrogen to remove any contamination from old Refrigerant. Installation will be completed with Title 24 duct testing and all permits pulled and completed to code.
Performed diagnostic on 21 yr old split upflow system garage. Found you turns on and runs then the gas valve turns off an on. Found filter dirty, found unit in rough shape. See pictures. Checked system found multiple items out of range. Blower capacitor firstname.lastname@example.org. Appears to be bad board, board is stopping sending the signal to the gas valve, but could also be a gas valve as well. See estimates for options.Due to age of system recommend looking at repair vs replace before moving ahead, especially while we get the parts in. Wonâ€™t know until Monday of availability.11-1, set for ken to come out and go over options today.
Customer had concerns with water pressure and possible water leak. Tested water pressure at main service into home, water pressure is at 80 psi at standing pressure and reduces to 46 psi when an appliance is in use. Home has an existing pressure reducing valve that is failing and needs to be replaced. Also tested for leaks at water main, no leak appears to be present. Pressure Reducing valve needs to be replaced and system bleed of possible debris Returned on Friday Nov 29 to remove old pressure reducing valve to install new pressure reducing valve and bleed water system. Old valve was impacted with lots of debris, bleed main water supply before installing new pressure Reducing valve. Got lots of dirt debris out of line. Installed prv, 2 new 1/4 turn ball valves and new hose bib. Bleed water supply in home and tested water pressure. Pressure is at 50 psi and steady when fixtures are in use. Water pressure issue has been fixed. Customer would like to have plumbing maintenance performed

Performed diagnostic on 20 yr ac found system low on refrigerant, would need to charge system we charge per lb.. price could be more or less but most likely going to need a around 5 lbs of refrigerant. System is 113 oz of r22. System should be a closed system, it shouldnâ€™t have leaked out. Could also be something else wonâ€™t know until we try and charge system. Emailed quotes to agent.

Replace both water heater flex line with stainless steel flex line, install brass piping to properly attach expansion tank, install a comfort pump with one bypass valve under master bath left hand sink, rebuild the main riser and install a 1 1/4 PRV ( current PRV is reduced down from 1 1/4 to 1 inch and then goes back to 1 1/4. Removed old prv and some copper piping, installed a new 1 1/4 inch prv and plumbed in the connection from main to the home. Removed the galvanized pipe for the expansion tank, installed a brass assembly and soldered on two copper mips with water flexes. Installed a comfort pump with electrical hooked up to an extension ord and the customer will have an electrician install a new outlet for the unit. Installed a bypass valve in the master bathroom upstairs, turned the water on and there were no leaks.
Performed annual Furnace tune up. Goodman split system attic. First time this season system has been turned on. 90% furnace making gurgling noise, till drain cup fills up. adjusted time on thermostat. Tested system. Changed both filters. 20-30-1 and 14-14-1. Also cleaned both return air filter grills. Black flex ducts sealed good shape in attic. Hot surface ignitor ok. Cleaned burners and flame sensor. Gas pressure ok. Blower ok, blower single capacitor email@example.com ok. Drainages ok at end, cup filled with condensation, and gurgling noise went away. Heated house up well, good temp splits at this time. Attic looks good.
Performed furnace tune up Lincoln. 13 yr old Lennox split system attic with zoning. Access in laundry room upstairs. Found platform unit sits on dirty, cleaned off debris. Once platform was clear can see water marks on platform took picture. Tested system zoning, working for now. Tested system safety features. Unit is leaking air into the attic, loosing efficiency. Black flex ducts sealed and or taped. As I was testing the system and cycled it off, noticed the blower motor is making a rubbing noise as it slows down. Blower wheel and housing are running and housing has damage to it. See pictures. System was a time bomb. Could have failed at any time. Adjusted the squirrel cage so it doesnâ€™t contact the housing anymore. Hot surface ignitor ok. Gas pressure ok. Duct test pasted had to permanently screw up fresh air intake for old Beutler smart vent system (motor broken not holding door up) had to do this to pass testing tester had no printer will need to mail copy of results to customer once we receive email from Valley duct testing. customer to call for city inspection after he receives paperwork.
Customer has a sewage ejection pump that is not working, our company was previously out on June 20th for the same issue and the selling realtor chose to not get the pump repaired. Upon further diagnosis of talking to the customer they were having tankless heater issues and i noticed the recirculation pump was turned off to the unit. Turned the recirculation pump on and the unit started working perfectly, per the customer checked a drain line under the home. There are two a/c and one heating unit under the home and the condensation runs into a ditch spanning the width of the home. The condensation from one of two tanklesses runs into said ditch as well, these lines should be ran outside and are not up to code. Possible water damage to a foundation wall and the fact that it is a mosquito breeding ground under the home. Will return with parts for a new pump and alarm, recommend whole home plumbing and hvac inspection in case there are more alarming issues that should get resolved before t
