Customer has an 8+ year old water heater that has been shutting down and she has turned it back on multiple times. Upon diagnosis determined that she needs a new gas control valve and pilot assembly. The gas control valve has been shutting the unit down, and from going off an on the thermacoupling has broken and will not go on at all now. Provided estimates to repair, replace with tank, or replace with tankless options. The customer wants to do some research and she will contact us when she decides what she wants to do.
Performed minisplit diagnostic, mrcool diy minisplit. Found system operational, client said unit producing less heat than normal. But only on one power head. Found filter dirty. On that head. And the other powerhead as well. Washed filters and tested system. System on and running. Heating well to me at this time. Did find there was a few mins delay between off and on. Inside unit turns on before outside unit starts up, but once outside unit. Moved and cleared weeds away from outside unit. To give it more room to breath. Outside unit coils slightly dirty recommend regular cleaning. Inside blower wheels not too dirty. Need new batteries in the remote. Temp split ok at this time. Adjusted airflow to spread out over room better.Perform diagnostic on minisplit quoted for adding a third power head to front bedroom. Adding the 3rd power head could be maxing out the unit capabilities. Itâ€™s a 27 this would be pushing it to to 30. It should be fine. But canâ€™t guarantee it. Adding a 9 to t
Out for estimate. 4 rooftop Trane gas/electric package units... able to go thru vacant unit and get on roof. To do inspection. Roofs are in very bad shape. Would not be responsible for roof/roofing. Just the unit and curb. To replace units we would need a crane. Would need to pull permits. See estimate for more detailsThis estimate will be good for 30 days.
This is our last visit on the membership, so this would be resigning up for another year of service. Which includes a ac tune up, furnace tune up, and a plumbing inspection.
Technician Taylor arrived on scene to investigate reports of toilet backing up. Technician was out a few days prior to auger the same toilet. Technician used toilet auger one more time at no additional cost. Technician clean toilet and area and disinfected. Technician collected signatures
Customer has sewer blockage and was backing up into there bathroom, ran commercial chain snake down clearing the line but there was a blockage at the bottom of the cleanout. Use copper line to force water under the cleanout clearing that blockage as well as running the chain snake at the same time and pulled back wet wipes. Informed the customer of what I found and he will let everyone know those do not go into the sewer lines.
Upon arrival customer would like a quote to install a tankless unit outside and to remove her existing electrical water heater. Customer has crawlspace under house to run waterlines and has a propane tank. Wrote up estimate and went over where the placement would be. Customer has to leave for work would like estimate emailed. Customer would like call tomorrow to go over estimate. Emailed estimate to customer.
Technician Taylor arrived on scene to investigate reports of toilet not working. Technician found toilet to be backed up. Technician recommended auger service. Client accepted. Technician was able to clear soft blockage. Technician cleaned toilet and surrounding area and disinfected. Technician collected signatures and payment
Technician Taylor arrived on scene to Install client supplied bathroom faucet. Technician quoted price of $325 and client accepted. Technician uninstalled existing bathroom faucet with pop-up assembly. Technician installed new Kohler single handle bathroom faucet and new pop up assembly. Technician tested unit to ensure proper operation and installation. Technician tested drains to ensure proper flow. Technician disinfectant entire area after completion and collected signatures and final check.
Returned with the hydro-Jett, ran the jetter down the cleanout clearing the blockage. Pulled the jetter out and ran through both cleanouts, and even back to the building making sure the lines are cleaned. Ran the camera down the line and confirmed that the lines are cleared of any debris caused from the initial clog.
Technician arrived on scene to investigate reports of damage shower. technician discovered shower head to be dripping client stated shower has been replaced multiple times client was told problem was within the shower handle and cartridge. clan believes he purchased all parts necessary for repair and would like technician to install. Technician stated it's possible they may need more parts or that these may be incorrect client understands and would like technician to proceed..Technician went out to acquire new shower cartridge. Technician was unable to locate shower cartridge at usual supply houses and had difficulty even identifying it online. after searching through multiple catalogs tech was finally able to identify as a universal runble shower cartridge. Technician explained situation to client and clients stated they would like to purchase new shower cartridge and have us out once it has been delivered. Technician accepted and cleaned work area.
Technician Taylor arrived on scene to provide estimate for a partial home repipe. Client is currently remodeling and would like to relocate the laundry room master bathroom and adjust the current hall bathroom. Client just wants rough in. Client will be purchasing all finish and water heater components. Technician will supply proposals.
Customer was rescheduled previously and task is only for running snake down mainline and pulling back. We will run the mainline approx 15 feet and clear any debris in line. Ran main line machine down and cleared blockage. Cleaned up and collected payment and customer would like invoice mailed to him.
Customer has clogged sewer line at a commercial building, ran flex shaft snake and pulled out sewer rats. Ran snake for over an hour and a half with no progress, scheduled to return with helper and hydro-Jett the sewer line for tomorrow.
We reviewed possible options for replacement of toilet and replacement of kitchen faucet customer would like to have a customer supplied faucet installed and is still debating on which toilet to get installed would like to have the pair done together and explore financing options Don will call us when heâ€™s ready to get the word that
- Shut water off to existing water heater to drain unit - Disconnect and drain water heater for removal - Install new â€œStandardâ€ 40 gallon electric water heater - New water piping to and from water heater in outdoor enclosure - Test with building pressure - Permits and inspection coordination included 6 YEAR WARRANTYReturned to install water heater, upon draining the water heater the water shut off works great so no need to replace. Installed new 40 gallon electric water heater, brought the water heater up to code. New expansion tank, connected the t&p to exit the closet, turned the water on with no leaks. Turned the electrical on to the unit and its purring like a kitten. The only issue could be the timer box to the right of the unit, if the inspector calls for a standard disconnect box we will have to return and install for a charge.
Customer has a gate valve on here water main that does not shut down, water pressure is also at 105 psi, and her hose bibb does not shut off. Removed some of the copper main, gate valve, and hose bibb. Installed new 3/4 prv, 3/4 ball valve, and 1/2 hose bibb, turned the water on with no leaks. Insulated the water main, installed water monitor system on her water meter.
Technician Taylor arrived on scene to investigate reports of toilet backing up. After speaking with staff technician believes a student flushed a foreign object down the toilet. Technician stated that his initial first step would be to attempt to auger the toilet. if that isn't successful technician states he has to pull the toilet and try to clear it from the other side. Clean ass if there's anything from a discount technician gave client 10% teacher discount. Client accepted work proposal and technician will begin to auger. Technician attempted to auger toilet for approximately 15 minutes. Technician was able to get any results and so he recommended we escalate to pulling the toilet. Quiet asked about deal for that and technician said he could provide a small discount. Technician pool toilet and was successful able to remove one toy. Technician arrived on seen to investigate reports of leak with kitchen sink. Technician discovered supply hose attached to faucet has failed in his leaking. Technician recommends replacement of faucet. Client accepted proposal for new faucet. Technician will go to supply house to acquire replacement and return to install. Tech returned and uninstall existing faucet. Tech installed new Kohler sous pull down faucet. Techs tested and cleaned work area. Techs collected signatures and check.
Install Toto ada with 10â€ rough. We will turn water off and drain toilet. We will be sure to put towels down so not to spill water. We will install new toilet with wax ring and toilet seat. We will test for leaks and to ensure proper function. We will clean up work space. 3/4 returned to install drake 2 Toto toilet. Ferguson sent the wrong tank that does not match the bowl. They will send it from Stockton and be in the Rocklin store tomorrow. Left the already drake 2 bowl at customers house and they are okay with install being completed tomorrow. 3/5 returned to Complete the toilet install. Informed customer of slow fill due to their water pressure behind set at 35 psi. Customer would like to keep it this way. Collected remainder and emailed invoice
Technician arrived on scene to investigate reports of broken garbage disposal. Technician discovered disposable burnt out and no simple repairs would be able restore it. Client also inquired about problem with fill valve in master bathroom toilet. Technician discovered it to be a Kohler lowboy. client just requested that technician informed them of what specific part it was should they can purchase themselves. Client agreed to a full replacement of garbage disposal. Technician performed install replacing existing garbage disposal for an identical replacement. Disposal installed as a half horsepower badger5 insinkerator. Technician tested to ensure proper operation and installation. Technician had house staff inspect work. Technician collected signatures and payment
Performed annual heating maintenance in Loomis. York Package unit on side of house. Checked electrical and had spiderwebs and dirt all inside compartments, I dusted them off and cleaned inside unit. Electrical connections are okay just dirty. Checked capacitor and is in range (69.6uf of 70). Checked flame sensor and cleaned. Spark igniter is okay. Tested system after maintenance to ensure unit is working correctly. Electrical Disconnect is in a hard to reach place behind unit and bushes. Gas line doesnâ€™t have proper drip leg.*platinum membership is only to service plumbing in house and PACKAGE UNIT on side of house, new furnace and a.c in garage is not part of Platinum membership*
Upon arrival customer would like estimate for a new gas line for their stove ran. We would run a dedicated line from the outside of the house and run on the exterior and stub in at the kitchen. I gave estimate to customer and he will discuss with his wife. Emailed estimate as well.

11 yr old Rheem lp package unit ground. Inducer making some noise. Warmed up house to get accurate ac numbers. Plenums make a lot of noise, when unit turns on. Itâ€™s the sheet metal moving sounds like a drum. Also the return whistle. Returns in the ceiling and the supply in the floors. Outside package unit. Electrical wires not attached correctly. Unit very dirty. First thing gave unit a good bath. Once unit was cleaned started opening up unit. Unit might have lost its seal to the plenum. Burner compartment dirty. Low voltage wire not attached. Need to reattach it. Indoor coil dirty. Primary control board ok for now. Electrical connections tight, no burn marks. Contactor ok for now. Unit just needs regular service. Keep an eye on refrigerant levels, cooler morning so that could be it, might be a little low. Airflow is a challenge. You can hear it.
