System is low on refrigerant. Will need to charge to correct amount of refrigerant for this system. System hold 6lbs of R22 refrigerant. Showing pressures at 34psi Lowside and 172psi Highside. Charge the system to the proper amount from the manufacturer. This includes weighing out the R 22 refrigerant to get an accurate reading on how much refrigerant was put into the system.Weighed in 1.940 lbs of R22 refrigerant. Pressures are at 60.2/212psi and cooling well. Vent temperatures are at 54 degrees
Out to estimate replacement of gas/electric split system. Scope of work to include: Change out of split system equipment. Removal of old equipment per epa. New pad, new whip, new disconnect, new zone control panel, new motorized dampers, new thermostat. Duct testing per title 24. Free: 1 thermostat per July promo. Includes 1 year of Heating, A/C and plumbing maintenance, Platinum membership. Work will take 1 day to complete. 1 week out for install at this time.

Performed a.c maintenance in Roseville. Unit is a Lennox package unit on ground on back side of house. Checked all electrical connections and are okay no loose wires or any signs of bad connections. Checked capacitor which is rated for 70/5uf +-6% and Iâ€™m showing 73/4.5 and is in range and okay. Checked contactor and is working properly no issues there. Cleaned out all spiderwebs and dirt from unit to prevent any corrosion. Blower motor and fan are clean with no dirt buildup on them. Supply and return plenum are sealed to unit properly and no leaking is happening. Condensate drain is clear of debris and is draining. Lastly checked refrigerant levels for r410a system and Iâ€™m showing 123psi Lowside and 303psi Highside with ambient temperature at 82 degrees.
Performed a.c maintenance in Roseville. Unit is a York condenser on back side of house. Condensing coils are clean and free of debris. Inside unit is clean and no leaves or dirt. Checked all electrical connections and are okay no damaged wires or loose connections. Fan Amp draw at 0.72amps and is okay. Compressor amperage draw is 12.07amps and is okay. Contactor is okay and in working order. Capacitor is rated for 80/5uf and Iâ€™m showing 80.8/5.1uf and is in range and working. Lastly checked refrigerant pressures for R22 system and Iâ€™m showing 62.8psi Lowside and 181psi Highside and is where it should be.Condenser fan blade or motor is slightly shaking causing a small noise from unit.
Out to quote reworking of ducts for better air flow to room above garage. Gave customer 4 different quotes. 1 for change out of equipment, air scrubbers, duct replacement, and 1 for duct reworking.
Performed annual ac maintenance, split system Lennox 24 yrs old. Filter in upstairs hallway due to be changed. System has had some work done, it has a hard start kit. And the the dual capacitor has been changed. 4 yrs ago it had sealant and uv dye added to system. Checked refrigerant pressures. Ok at this time. Keep an eye on them. Notes say 4 yrs ago 2 lbs of refrigerant were added, system was dyed, and they added leak stop. Electrical connections tight at this time. Disconnect is not to code. It is a switch outside. When system is replaced will need to be updated to new code standards. System operational for now. Unit is at 74 degrees.

Checked capacitor and is in range showing 62/5.1uf and is rated for 60/5 +-6%. Checked condenser coils are very dirty and will need to be cleaned for better unit efficiency. Having packed coils can cause unit to overheat because coils can no longer efficiently remove heat. Checked refrigerant levels for R22 system and Iâ€™m showing 66psi Lowside and 162psi Highside and is in range.Clean condensing coils with heavy duty degreaser and dirt remover. Remove all debris from condensing coils to ensure unit is operating at peak performance. This will allow faster and more efficient cooling and unit will not have to run as long saving energy and lowering cost of running unit.Tested unit after maintenance and cleaning to ensure unit running properly.
Upstairs bathroom at home has a clogged drain in the bathtub shower combo. For this estimate we would pull the overflow And send a chain snake down the sewer pipe to clear the blockage. After running the chain snake down the overflow I went about 2 1/2 feet down and realize the chain was catching some thing very hard possibly metal. The blockage is cleared partially water will drain but the tub and overflow needs to be pulled off and replaced in order to get whatever broken metal is in the pipe out.
Unit is not turning on, face plate of switch taken off. Unit in attic, sounds to have a bad bearing inside unit. Recommend replacement vs repair. technician Taylor arrived I'm seeing too much heat reports of toilet running for a couple days. on technician inspected he found the toilet to be original 15-year-old toilet. technician found toilet to be an American standard with a canister flush valve and original fill valve. technician believes to fill valve is failing and the canister has a failing seal. technician supply options to proceed technician will uninstall both toilets in downstairs bathrooms. technician will inspect flanges to ensure good state for reuse. technician will install new wax rings. technician will install new twÃ¦vw87n2rqq we can oilet hardware. technician will install two new toilets. technician will seal around base and ensure proper operation. technician will collect signatures and payment Tech successfully installed both new toilets. Tech set water fill hieght in tanks, tested for leaks and sealed around base. Tech collected signatures and payment.

technician Taylor arrived on scene to investigate reports of a water leak in wall behind kitchen sink. technician met with the tenant of the home who had already pulled away some cabinets in the garage covering the area of drywall where problem was occurring. technician immediately noticed a whole worn through the drywall at the top of the footing with water damage surrounding. client ran kitchen sink on a opposite side of wall technician was able to see water pouring out of hole. technician recommends the next step is to open up the drywall to inspect further. client agrees. this proposal is to demo drywall and garage to attempt to locate leak. technician will mark and cut out a 2 ft by 2 ft hole in the drywall to expose drain line. technical attempt to find leak at access point. this proposals for the spot repair of 2-in drain line. technician will attempt to cut out existing peace of ABS in good condition. technician will install new 2-in piece of ABS with two no hub bands. technici
Performed annual ac visit 6 yr old r22 condenser. Changed both filters. Checked to make sure system draining correctly. Ok at this time. System operational. Refrigerant appears to be low again, most likely a leak. Will need to keep an eye on it. Might cause you problems in the near future, problem is 6 yr old condenser uses r22 refrigerant.If we are going to try and keep it running, recommend adding dye/leakstop to system, 25% chance it will work, then recharge system. From there we will wait till it leaks again and then find and fix could cost around 4000.Or we need to look into replacement of system, especially due to furnace age.Resigning up for another year
Customer has a kitchen faucet that leaks rom the pull-out, they purchased a new faucet and want to have it installed. Called the daughter over the phone and she agreed with the work, removed the old leaking faucet. Installed the new customer supplied faucet, turned the water on with no leaks. The faucet tested perfectly.

Reviewed procedure for plumbing check up for the day exam and multiple bathrooms multiple water heaters in the laundry and two kitchen areas found everything to be functioning a few items could be addressed in the near future I am primarily water heater gas supply tuneup on water heater an emergency shut off valves under sinks customer has decided to wait another year or so to get work done and then considering using a bundle option to make repairs to all projects that were presented
this proposal is to hydrojet client's main line. this cost includes hydrogen for 2 hours for two technicians. additional services maybe necessary. technicians will access mean sewer line via end of line clean out in clients backyard. technician will primarily be attempting to clear roots inside the clay fittings in the front yard. technician will test to ensure flow is restored and roots are cleared out. technician will use mainline drain machine to clear all blockage in line. technician will use a second reel of cable to Make the total range of the machine jump from 75 ft to 150 ft in order to clear all roots.technicians Taylor and Sam worked on clearing line for approximately 2 hours. technicians were successful in breaking through all root balls all the way to the street. technicians continued to flush water down through system while snaking in order to ensure that all debris was flushed away. technician performed video inspection to ensure sewer was cleared and found the job to b

System and zoning workin well at this time.Adjusted slope of drains for better flow, removed cap on primary drain line for better flow. Need to keep an eye come winter... if needs to be adjusted thatâ€™s a good time to do it.
